Every acquisition starts the same way. A developer, a potential site, and one question: do the numbers work?
The answer usually comes down to a single figure: the estimated construction cost per square metre. That number lands in the spreadsheet before any planner has been called, any contractor briefed, or any expert engaged. It shapes almost every other figure in the model: the margin, the return, the financing structure, the decision to move forward at all.

Development Appraisal: The Logic Behind the Numbers
Development appraisal is the discipline behind that early calculation. A structured financial model that maps out costs, revenues, and returns to determine whether a project is worth pursuing.
Most developers do this in Excel. Complex, bespoke spreadsheets built by one person, understood by fewer, and updated manually every time an assumption changes. The model structure is only part of the challenge. The bigger issue is what goes into it.
Construction costs, specifically, are where risk quietly accumulates.
The Problem with Most Benchmarks
At the pre-calculation stage, developers typically have a few options for cost inputs: publicly available benchmark sources like BKI – Baukosteninformationszentrum für Architekten, their own historical project data, or rules of thumb built up over years of experience.
Each has real limitations. Public benchmarks can be outdated or based on a small number of comparable projects. Historical data, when it exists, may not cover the right region, the right asset class, or the right cost group. And experience-based estimates, however seasoned, are still estimates.
The cost input becomes the weakest link in an otherwise rigorous process. An error at this stage does not stay local. It compounds through every figure that flows from it.
Benchmarks Built from Real Projects
Alasco Cost Benchmarks draw on a database of over 6,000 real German real estate projects, with 7 years of market data going back to 2019. The figures are time-normalised using the Destatis construction price index and regionally adjusted for local market conditions, reflecting what projects actually cost today in a given location.
Coverage spans cost groups KG 300 (structural construction) and KG 400 (technical systems) across asset classes including residential and office, with more to follow, and across all German regions.
Two situations illustrate where this matters most:
Fast first estimate. Building a credible cost assumption takes minutes, not weeks. Developers get the number needed to decide whether a site is worth pursuing before any meaningful resource is committed, without waiting on planner input.
Validating uncertain references. When a planner’s estimate or a general contractor’s quote arrives, how does a team know whether it reflects the market? Cost Benchmarks make it possible to cross-check those figures against a broad, real-world dataset and probe assumptions before committing to them.

For detailed planning, final cost sign-off, and complex technical decisions, planners and contractors remain essential. That does not change.
