In Berlin-Spandau, one of the capital’s largest residential projects has taken shape – jointly developed, sustainably planned, and digitally managed with Alasco. Between 2019 and 2025, Kauri Cab and PATRIZIA realized a new neighborhood comprising around 1,700 apartments across 20 buildings. The district is complemented by shared spaces and tenant-oriented commercial areas. More than 4,000 people will soon find a home here – whether in traditional apartments, co-living concepts, or age-appropriate units. The project has not only helped ease Berlin’s strained housing market but also demonstrates how sustainable urban development can succeed on a large scale.

The Havelufer Quarter is among the most significant housing projects in the German capital. Between 2019 and 2025, Kauri Cab and PATRIZIA are developing a new urban district with around 1,700 apartments across 20 buildings. In total, nearly 100,000 square meters of rental space are being created, supplemented by shared spaces and tenant-focused retail. More than 4,000 people will find a new home here – whether in classic apartments, co-living units, or senior-friendly housing. The project not only helps to ease Berlin’s housing market but also demonstrates how sustainable urban development can be achieved at scale.
Heritage meets sustainability
A defining feature of the Havelufer Quarter is the combination of historic buildings and contemporary architecture. Listed landmarks such as the “Hammerkopf,” the “Sheddachhalle,” and the former officers’ casino are being carefully revitalized and integrated into the neighborhood. This preserves the identity of the site while adding new cultural and social value.
At the same time, the new buildings are planned with clear ESG principles in mind. Thirty percent of the apartments are subsidized housing, sustainable mobility concepts with e-mobility hubs are included, and generous open spaces strengthen community life. A DGNB Gold certification is targeted, underscoring the project’s commitment to ecological and social sustainability.

PATRIZIA contributed as an institutional co-investor with a strong focus on ESG and impact-driven real estate strategies. Drees & Sommer managed project steering and project management, ensuring smooth coordination across all phases.
In addition, numerous architects, planners, consultants, and experts were involved. This broad stakeholder network, structured through an Integrated Project Delivery (IPA) model, proved essential: the new buildings were completed within just four years – without delays.
Digital project control for transparency and efficiency
To manage the financial complexity of such a large-scale development, Kauri Cab relied on Alasco’s digital financial management platform. Budgets and forecasts were updated continuously, budget and actuals tracked transparently, and invoices reviewed and approved digitally. All documents and approvals were centrally documented, giving all partners – from developer to investor to project manager – real-time visibility into costs, cash flows, and forecasts.
This digital workflow reduced the number of coordination loops, accelerated approvals, and improved data quality. Live reporting supported decision-making early on and ensured process reliability. Alasco became the quiet enabler in the background – strengthening transparency, speed, and trust for everyone involved.
